Anyone
can put a sign in your yard and enter your home into the MLS
System. Once in a while, just doing that results in a lucky sale,
but usually it takes far more to ensure a sale. There are over
1800 Realtors in Pensacola & 1000 in Baldwin Co. Alabama.
However, 10% of the Realtors do 90% of the business, just like in
any field.

signs are the largest available put on a high quality signpost.
Your home deserves nothing less. I strongly encourage the use of a
computerized lockbox so that your home is easily accessible.
Knowing that many Realtors forgot to leave cards, I read our
lockboxes electronically DAILY so that I know who has entered your
home and can obtain feedback. I include multiple pictures of your
home in my listing along with a full virtual tour so that
prospective buyers and other Agents can see the neighborhood, the
inside of your home and your backyard.
My office has tested extensive advertising this year. By coding
the results we feel that we have the most accurate data available
in terms of marketing effectiveness. Each home has a unique
marketing plan designed specifically for that home. We are
constantly seeking out new, innovative ways to reach Buyers for
our homes.
It constantly amazes me how many Realtors do not answer their
phones. At the close of our business day, our office phone is
forwarded to brokers cell phone so that a human voice will always
be at the other end of the line when
needed. (Sometimes even the best efforts will result in a
recording but we do try)
In his book "The Tipping Point" , Malcolm Gladwell
attributes many phenomena to small things adding up to a big shift
of thought. I believe that without doing the little things right,
you cannot effectively service your customer.
